Encore Mortgage Solutions

Your First Home Starts Here.

We guide first-time buyers in Aberdeen and Harford County through every step — from initial consultation and credit planning all the way to closing and beyond.

What to Expect

Six clear steps from first conversation to life after closing.

  1. 1

    Initial Consultation

We discuss your employment history, income types (W-2 salary, hourly, commission, bonus, self-employed, and more), and devise a strategy together before you submit your initial application or undergo a credit check

  2. 2

    Credit Review & Planning

We pull both FICO and VantageScore credit reports — a newer scoring approach not widely available that can make a significant difference in qualifying or securing better pricing. At this point, we're able to determine and discuss the most suitable options for structuring your mortgage.

  3. 3

    Pre-Approval

Once your credit and finances are in order, we issue a verified pre-approval so you can shop with confidence.

  4. 4

    Find Your Home

Work with your Realtor knowing exactly what you can afford. As you submit offers, we can tweak and update your pre-approval letter for each property — using the exact property taxes and HOA fees for that home — so every offer is backed by accurate, tailored numbers.

  5. 5

    Loan Coordination & Closing

We coordinate every stage of your loan — underwriting, processing, and clear-to-close — anticipating potential issues before they arise and staying proactive and communicative with you, your Realtor, and all parties to ensure a smooth path to your closing table

  6. 6

    Beyond Closing

We stay in your corner for future refinances, equity questions, your next purchase, and we remain available for any post-closing questions

Down Payment Assistance — Is It Right for You?

Saving for a down payment is often the biggest hurdle for first-time buyers, and down payment assistance programs are available for those who qualify. We have access to these programs and are happy to discuss whether one makes sense for your situation.

That said, having some funds of your own invested in the purchase — even if it's less than 20% — often strengthens your loan terms and your offer in a competitive market. During your initial consultation, we'll look at your full financial picture and help you decide whether assistance makes sense for you, or whether another loan program might be a better fit.

Why Your Credit Score Matters More Than You Think

Your credit score plays a major role in the loan programs you qualify for and the interest rate you're offered. The good news: we have an advantage most lenders and brokers simply don't.

We pull both FICO® and VantageScore® 4.0 side by side — and then choose the best set of scores to benefit you. This dual-scoring access isn't widely available, and it can make a real difference in whether you qualify and the pricing you're offered. Even if you've been told no elsewhere, it's worth letting Wynee take a fresh look.
