Columbia Heights and Petworth offer more accessible price points with strong long-term rental demand from the city's workforce. Georgetown and Dupont Circle command premium rents from established professionals and visiting academics.

For multifamily investors, D.C.'s rent control landscape is a critical factor — the District's rent control laws apply to most buildings constructed before 1976, and investors should understand which properties are and aren't subject to those provisions before acquisition. Short-term rental activity in D.C. is regulated — operators must register with the city and the property must be the host's primary residence, which limits traditional Airbnb-style investor plays.
